You must provide accurate and complete information when registering. You are responsible for keeping your login details secure and for all activity under your account. You must be at least 18 years old to use the platform. If you are using the platform on behalf of a business, you confirm that you have authority to bind that business to these terms.
Listings must be accurate and not misleading. Making an offer may create a binding commitment once accepted, subject to the listing and any conditions shown. The platform facilitates introductions; the actual contract for the sale of the property is between the buyer and the lister (and may be subject to separate legal documentation). Completion times and stages are indicative and depend on the parties and any professionals involved (e.g. conveyancers). We do not guarantee that any listing will result in a completed sale.
Conveyancing, surveying, removals and other services are provided by third-party service providers. Their own terms and engagement letters apply. Digital products (e.g. document packs) are supplied as described. We are not responsible for the quality of third-party services or products beyond facilitating the transaction on the platform. Any dispute about a service or product should be raised with the relevant provider in the first instance.
Fees for using the platform (if any), listing fees, and service or product prices will be shown before you commit. Payment may be held or released in line with our payment and completion flow. Refunds are subject to our refund policy and the terms of the relevant service or product. You are responsible for any taxes that apply to your use of the platform or to transactions you enter into.
You must not use the platform for anything illegal, fraudulent, or abusive. You must not harass others, post false or misleading information, or attempt to circumvent the platform’s rules or security. We may suspend or terminate accounts that breach these terms. We may also remove or amend content that we consider to be in breach of these terms or otherwise inappropriate.
The platform and its content (including text, graphics, logos, and software) are owned by us or our licensors. You may use the platform only for its intended purpose. You must not copy, scrape, or use our content or branding without our prior written consent.
Disputes between users (e.g. buyer and lister, or user and service provider) are primarily between those parties. We may assist with evidence or process where reasonable but are not obliged to resolve disputes. You may have rights under consumer law; nothing in these terms limits those rights. We provide the platform “as is”. We do not guarantee uninterrupted or error-free operation. Our liability to you is limited as permitted by law and will not exceed the fees you have paid to us in the twelve months before the claim. We are not liable for indirect loss, loss of profit, or for the acts of other users or third-party providers. Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded or limited by law.
We may change these terms by posting an updated version on the site. Continued use after changes means you accept them. We may suspend or end your access if you breach these terms or for operational or legal reasons. You may close your account at any time via your account settings.
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction (unless you are a consumer and live in another part of the UK, in which case you may also bring proceedings there). If any part of these terms is held invalid, the rest remains in force. Our failure to enforce a right does not waive it. No one else has any rights under these terms.
